What a move in Virginia actually involves.

When to move in Richmond

Richmond's busiest stretch runs from May through August, and the sharpest point in it is the third week of August, when VCU and the University of Richmond move students in at the same time that ordinary summer leases turn over. VCU's footprint runs right through the Fan and Monroe Ward, so that week puts real pressure on street parking in exactly the neighborhoods that have the least of it. Month-end is the other reliable crunch, for the usual lease reasons, and the last three days of any month fill before the rest. Outside those windows Richmond is a comfortable market to book in, and same-week availability is normal with same-day often possible on weekdays. If you have flexibility, a weekday in the first half of the month gets you the widest choice of arrival windows and the least competition for a parking space out front. For an August move anywhere near VCU, two to three weeks of lead time is the difference between choosing your slot and taking what is left.

Buildings, parking, and access

Richmond is two cities from a moving perspective. The historic side is The Fan, Church Hill, Carytown, and the Museum District: row houses and Victorians with steep narrow original staircases, tight landings, and no driveway, which means street-only parking and often a long carry. Several Church Hill and Fan blocks will not take a 26-foot truck through the turn, so we bring a 16 and accept the extra trip rather than blocking a street we cannot get out of. Large furniture in those houses frequently comes apart at the stairs. The other side is the converted industrial stock in Scott's Addition and Manchester, where the buildings are newer as tenancies go and run on freight elevators, reserved docks, and a Certificate of Insurance filed with management ahead of the date. Out through Short Pump, Glen Allen, Midlothian, Mechanicsville, and Chesterfield the access is easy and the only paperwork is usually an HOA notice. What drives the price

Greater Richmond is priced as a single metro, so a move in Midlothian or Glen Allen costs what a move in The Fan costs and there is no suburb surcharge. The number moves on crew size, hours, stairs, and the walk from the door to the truck. In the historic neighborhoods those last two dominate: a Church Hill row house with a steep staircase and the nearest legal parking three doors down takes materially longer than a Scott's Addition loft with a reserved freight elevator and a dock, even when the amount of furniture is identical. That is worth knowing before you compare quotes, because it is the part most estimates get wrong. We lock a flat rate before move day instead of running an hourly meter, $5 holds your date, and you pay once the crew has finished. The truck is your rental, and that is the structural reason a labor-only Richmond move lands below a full-service quote on the same house.

Yes, regularly. Those historic homes come with narrow original staircases, tight interior turns, and street-only parking. Tell us about stairs and oversized furniture when you book and the crew arrives with the right plan and truck size.

Will a moving truck fit on my Fan or Church Hill block?+

Sometimes, and we plan for the answer being no. Several blocks in those neighborhoods cannot take a 26-foot truck through the turn, so we bring a 16-footer and make an extra trip instead of getting stuck mid-street. Tell us the block when you book. Street-only parking is normal there, so the walk from door to truck is part of what we plan around.

Do you bring a truck?+

No. We're labor-only, so you rent the truck, container, or pods and we bring the crew that loads and unloads it. That is the main reason our pricing sits below full-service movers. We can book a U-Haul on your behalf when you reserve your date.

How fast can you book a move in Richmond?+
